FAQs For Landloards

Smolk Residential operates as a corporate tenant. Occupiers are carefully vetted and typically include working professionals such as healthcare staff, contractors, corporate clients, and guests requiring short-term accommodation. We may also accommodate leisure guests and family relocations, depending on the property and location. 

We enter into a corporate lease agreement directly with the landlord. Key terms typically include: 

  • Mutually agreed break clauses 
  • Rent paid monthly in advance 
  • A clear commitment from Smolk Residential to manage day-to-day maintenance and upkeep 
  • A standard lease term of two years, with flexibility considered on a case-by-case basis 

Your rent is guaranteed and payable in full for the duration of the lease, regardless of occupancy levels. This obligation is clearly set out within the lease agreement.

Yes. Landlords retain the right to inspect their property in line with the lease terms. We request a minimum of 48 hours’ written notice to ensure access is coordinated appropriately and occupiers are not disturbed.

We currently operate throughout Kent and South London. As we continue to expand, we encourage landlords outside these areas to contact us to discuss potential opportunities.

We specialise in medium to long-term corporate leases, typically ranging from 1 to 5 years. Lease renewals or extensions can be discussed towards the end of the term.

Landlords remain responsible for structural repairs and statutory safety compliance, including gas safety, electrical safety, EPCs, and fire regulations.

Smolk Residential will coordinate access, contractors, and scheduling of works where required, keeping the process efficient and straightforward.

No. Smolk Residential acts as the sole point of contact for all occupiers. We manage all communication, check-ins, issues, and departures as part of our full management service.

FAQs for tenants

Our rates are fully inclusive. Each property is eprofessionally managed and provided fully furnished, including:

  • High-speed Wi-Fi 
  • Smart TV 
  • Fully equipped kitchen with appliances, cookware, crockery, and cutlery 
  • Washing machine and/or tumble dryer

Fresh towels and bed linen are provided and maintained as part of our housekeeping service.

Housekeeping is provided on a weekly or bi-weekly basis, subject to the length of stay and property type. Additional services may be available upon request.

We operate a secure self check-in system. Prior to arrival, you will receive a detailed check-in guide with clear instructions, access details, and contact information should you require assistance.

A minimum of 14 days’ notice is required to qualify for a full refund. Cancellations made within 14 days are subject to a sliding scale based on the notice provided.

As our properties are often reserved well in advance, late cancellations may not be eligible for full refunds.
